Old RR Donnelley facility sold

The former RR Donnelley facility has been sold, but the exact buyer and selling price still are unknown.

According to the Cole County Assessor's Office and the Cole County Recorder of Deeds Office, the facility at 321 Wilson Drive was transferred to a new company Aug. 28. The new owners are listed on the deed as 321 Wilson Drive LLC.

According to filings with the Secretary of State's Office, 321 Wilson Drive LLC lists Mike Stuckenschneider as the company's registered agent. The address listed for Stuckenschneider is 453 Karen Drive in Holts Summit, which is also the listed address for Jack's Truck Rental.

While no business license for Jack's Truck Rental could be found in Jefferson City or Holts Summit, a call to the Holts Summit location revealed Stuckenschneider is the owner. He is also listed as the owner of the Industrial Warehouse & Distribution Group on Wilson Drive, according to Jefferson City business license filings.

When contacted by the News Tribune on Tuesday, Stuckenschneider declined to offer any information about the sale, except for stating the Industrial Warehouse & Distribution Group had not purchased the facility.

"At this time, we don't have anything to say publicly," Stuckenschneider said.

A follow-up call to Stuckenschneider went unanswered and unreturned.

Hallie Gibbs II, an attorney representing the 321 Wilson Drive LLC, said Stuckenschneider is not the new owner of the former RR Donnelley facility, only the registered agent for communications with the Secretary of State's Office, and his client is not ready to announce future business plans.

"They are really not ready to talk publicly," Gibbs said. "It's not a public matter at this point."

Gibbs also said Stuckenschneider may be one of the owners of the Industrial Warehouse & Distribution Group, but he is not the sole owner.

Local real estate agent Darrel Gordon, of Gordon Real Estate, said he had previously showed the facility about five or six months ago, when the listed price was $4 million.

"It was on the tax rolls, I think at that time, it was $14 million, which I thought was a tremendous buy for anyone," Gordon said.

Though the company Gordon was working with opted to locate near St. Louis, he said he called RR Donnelley a few weeks ago to try to show the facility again, only to learn it had already been sold "to a trucking company next door."

Gibbs said a trucking company has not purchased the plant, but would not provide any more specifics on the company or the purchase.

Gordon said he did not know the exact sale price but was told it was sold for less than $4 million.

RR Donnelley was Jefferson City's 12th largest employer before it shut down its local operations in October 2013, leaving 475 employees without jobs. Donnelley never returned calls from the media after making its closure announcement, and did not return a call for this story.

RR Donnelley was established in Jefferson City in 1964, as a part of the Von Hoffmann Press company. The company specializes in printing and related business services, including print and digital publications. It has operations around the world, including other Missouri plants in Owensville and Liberty.

According to a site description with the Missouri Department of Economic Development, the facility at 321 Wilson Drive is 653,000 square feet, is two stories and was built in 1967. The listing states, under "offering," the lease rate would be $3.50 per square foot.

Representatives of the Jefferson City Area Chamber of Commerce did not return messages left Tuesday seeking comment.
